AI calling for real estate wholesalers: how it works, what it costs, and the rules
An AI calling agent is software that holds a spoken conversation with a seller lead. It places or answers the call, asks the qualifying questions, and books an appointment, without a person on the line.
For a wholesaler the appeal is speed: a lead that comes in at 9 pm gets a call at 9 pm. This guide explains what these agents do, how they are priced, the rule on consent that applies to AI voices, and what to test before you let one talk to your sellers.
THE SHORT VERSION
- An AI calling agent talks to the lead itself. A dialer only helps a person call faster.
- It fits leads who asked to be contacted. Calls made with an AI voice generally need the person’s prior consent.
- Vendors price it three ways: minutes included in the plan, a paid agent plus a per-minute charge, or usage alone.
- Test how it introduces itself, how it hands a call to you and what it writes back to your CRM.
What an AI calling agent does.
Several different tools are sold under the label "AI calling". They are not the same thing, and the difference is who does the talking.
| TOOL | WHO TALKS TO THE SELLER | WHAT IT IS FOR |
|---|---|---|
| Power or multi-line dialer | A person | Dialing a list faster so a caller spends less time waiting. |
| AI prompts for callers | A person, with on-screen suggestions | Coaching a caller during the conversation. |
| AI calling agent | The software | Calling a lead, qualifying them and booking an appointment without a person on the line. |
A typical call from an agent goes like this: it reaches the lead, says who it is calling for, confirms the property, asks about the seller’s situation, timeline and price, offers appointment times, and writes a summary into the CRM. A well-built one hands the call to you when the seller is ready to talk numbers.
Why speed matters.
A seller who fills in a form is usually contacting more than one buyer. A Harvard Business Review study found that firms which tried to reach a new lead within an hour were nearly seven times as likely to qualify it as firms that waited even an hour longer. A solo wholesaler with a day job cannot meet that standard by hand. That gap is what an agent fills.
The rules: consent comes first.
In February 2024 the Federal Communications Commission ruled that calls made with AI-generated voices count as artificial or prerecorded voice calls under the Telephone Consumer Protection Act. That generally means the person called must have given prior consent. State telemarketing laws can be stricter, the National Do Not Call Registry still applies to marketing calls, and some states require every party’s consent before a call is recorded.
- An agent fits leads who asked to be contacted: a web form, a reply to your mail, an inbound call or a request for a call back.
- Keep a record of how and when each lead asked to hear from you.
- Call inside the hours the law allows in the lead’s own time zone.
- Use an agent that says it is an AI assistant, and that tells the seller when a call is recorded.
Not legal advice
This section is general information. Calling rules differ by state and change often. Ask an attorney before any tool places calls for you.
How vendors price it.
AI calling is sold in three shapes: minutes included in the plan, an agent sold as a paid upgrade with call time billed by the minute, or usage billing alone. This is how the tools in our comparisons describe their own, read on each vendor’s published pages.
| PRODUCT | AI CALLING AGENT |
|---|---|
| ARIA | Included: 100 calling minutes a month on Pro at $149, and 400 on Max at $249. |
| REsimpli | Sold as paid upgrades on every plan, with AI call time billed by the minute on top. |
| FreedomSoft | Sold separately: $297 a month for each agent, plus 35 cents for every AI minute. |
| REI Reply | Included in the plan, with call time billed by usage at a rate its public pages do not list. |
| GoHighLevel | Sold by usage, or as an add-on at $50 or $97 a month for each sub-account, with phone charges billed separately. |
| HubSpot | Inbound calls only, in beta, on Professional and Enterprise editions at 50 cents a minute. No agent that places calls. |
| Salesforce | Agentforce Voice, on higher editions only, billed by consumption. Not available on Starter Suite. |
Podio, PropStream, DealMachine, BatchLeads and Pipedrive do not sell an AI calling agent.
To compare them, estimate the minutes you would use in a normal month and add the agent’s price to the per-minute charges. A plan with a low sticker price and a meter can cost more than a plan with minutes included.
What to test before you trust it.
- How it introduces itself, and whether it says it is an AI assistant.
- What it does when it reaches voicemail or a call-screening service.
- How it answers "who is this?" and "how did you get my number?".
- Whether it can hand the call to you live, and what happens if you do not pick up.
- Which languages it speaks.
- What it writes back: a summary, the answers it gathered and the appointment on your calendar.
- Whether it keeps to calling hours on its own.
Call it yourself first. Have it call your own phone, play a difficult seller, and listen to the whole call before a real lead hears it.
Where a person still wins.
An agent is good at the first conversation: reaching the lead quickly, asking the same questions every time and booking the appointment. Negotiating a price, reading a difficult family situation and walking a house are still your job. Treat the agent as the first call, not the whole relationship.
FROM THE PUBLISHER
Where ARIA fits.
Aria is the AI voice agent inside ARIA. She calls the seller leads who asked to hear from you, introduces herself as your company’s AI assistant, asks the qualifying questions, books the walkthrough on your calendar and hands the call to you live when a seller is ready. She works in English and Spanish and keeps to your calling hours. Her minutes are part of the plan: 100 a month on Pro and 400 on Max. She is not built to call lists of people who never asked to hear from you.
FAQ
Questions, answered.
What is AI calling in real estate?
It is software that speaks with a lead by phone. An AI calling agent places or answers the call, asks qualifying questions and books an appointment, then writes what it learned into the CRM. It is different from a dialer, which only helps a person place calls faster.
Can an AI agent call a list of people who never asked to be contacted?
That is the use the rules restrict. The Federal Communications Commission ruled in February 2024 that calls made with AI-generated voices fall under the Telephone Consumer Protection Act’s limits on artificial or prerecorded voices, which generally require prior consent. State laws can be stricter. This is general information, not legal advice.
How much does an AI calling agent cost?
It depends on how the vendor sells it. Some include calling minutes in the plan, some sell the agent as a paid upgrade and bill call time by the minute, and some bill usage alone. ARIA includes 100 minutes a month on its $149 Pro plan and 400 on its $249 Max plan.
Can AI calling replace a human caller?
For the first call, often yes: reaching a new lead quickly, asking the qualifying questions and booking an appointment. It does not replace you in the negotiation or at the house. Most wholesalers use an agent for first contact and take over once a seller is ready to talk numbers.
Will the seller know they are talking to an AI?
That depends on the product. A responsible agent says so. ARIA’s agent introduces herself as your company’s AI assistant at the start of the call.
What is speed to lead?
The time between a lead arriving and your first attempt to reach them. Shorter is better: a Harvard Business Review study found that firms which tried within an hour were nearly seven times as likely to qualify the lead as firms that waited an hour longer.
